Cox Enterprises set out in early 2010 to execute on a bold strategy to relocate almost 4,000 employees from over 12 leased buildings into an integrated, 30-acre, urban corporate campus. The first phase involved Cox Technology (C-Tech). This 575,000 SF office building was designed for the technology innovators. Following the success of the C-Tech project, Cox Enterprises hired the development team led by members from DaVinci Development (with Cousins Properties at the time) to execute a new 27-story headquarters for Cox Communications, the second piece to the overall campus master plan. In both major phases, the team, working in close coordination with Cox's own Cox Conserves team, achieved LEED Silver ratings. Further, over both parking decks, solar arrays are installed that significantly offset energy needs. Water cisterns were provided to offset the need for potable water for both landscaping and HVAC needs. This second phase also included the development of the Cox Center, an interactive museum element designed to present the breadth of Cox's culture, values, and innovation to multiple audiences.
Cox is known for the high value it places on its employees, and therefore creating an environment to attract and retain talent, foster collaboration and empower creativity was of paramount importance.
The project demanded not only DaVinci Development's usual high attention to detail but also that construction disruption is kept to a minimum during the workweek. As usual, the team was able to deliver, and the project remains home to Georgia's largest (by revenues) private company. The DaVinci Development executives obtained all entitlements and had initial responsibility for the full development of the project.
